Responsible Renting
Responsible Renting℠ will work with existing and new property management companies to establish a system in which the flow of money benefits their business and community as a whole. Renters and property managers are afforded the opportunity to pay a fixed or variable amount above their monthly or annual rent to end hunger and homelessness, locally and abroad. Profits will be used to purchase and improve an existing, under-performing and unoccupied property, making more housing affordable for more people.
Under-performing, foreclosed and abandoned properties will be purchased and/or renovated and rented. Owners of under-performing properties will have the opportunity to undergo a property renovation. This will allow the property owner to increase their rental potential while keeping 10% of the rental income. The remaining 90% will be used to cover the cost of the initial renovation. The 10/90 rental model will remain in effect for 7 years, after which the property owner will receive 90% of the rental income, with the option of leaving the program and independently maintaining their property.
